How Much Does It Cost to Paint a House Exterior in Summerville, SC?
At a Glance:
Published 2026 guides put exterior house painting at about $2.20 to $4.40 per square foot.
A typical 2,000 sq ft home runs about $4,400 to $8,800 for one story, more for two or three.
Height, siding type and prep (mildew, rot, caulking) move the price most in the Lowcountry.
Compare quotes on scope, prep, products and how the house was measured, not just the total.
Most homeowners start with one question: what will it cost to repaint the outside of my house? The honest answer is a range, and where your home lands in it depends on things a quick online calculator can’t see. This guide pulls together the most current published pricing, explains what moves the number for homes in Summerville and the rest of the Lowcountry, and shows you how to read an estimate so you can compare quotes fairly.
The short answer
National 2026 pricing guides put a professional exterior repaint at roughly $2.20 to $4.40 per square foot. This Old House (updated March 2026) uses that range and puts a typical 2,000-square-foot home at $4,400 to $8,800, with an average around $6,600. HomeWyse’s May 2026 estimate starts at nearly the same figures, $2.20 to $4.37 per square foot.
Older Charleston-area data runs lower. HomeBlue’s Charleston page, published in 2022, lists $1.20 to $2.80 per square foot, or about $2,300 to $5,600 for a 2,000-square-foot house. Labor and material costs have risen since then, so treat that as a floor rather than a current quote.
Here is what the 2026 per-square-foot range works out to for common home sizes:
| Home size | At $2.20 to $4.40 per sq ft |
|---|---|
| 1,500 sq ft | $3,300 to $6,600 |
| 2,000 sq ft | $4,400 to $8,800 |
| 2,500 sq ft | $5,500 to $11,000 |
| 3,000 sq ft | $6,600 to $13,200 |
One caution before you budget from this table. Some contractors measure the floor area of the house, and others measure the actual paintable wall area, which is usually larger. Two quotes for the same house can look very different for that reason alone. Always ask how the price was measured.
What pushes a quote to the high or low end
Number of stories and how the house sits
Height adds ladder and lift time, and it adds risk. This Old House estimates a 2,000-square-foot home at $4,400 to $8,800 for one story, $6,900 to $12,700 for two stories and $8,300 to $15,200 for three.
Many homes around Summerville, Mount Pleasant and the islands are raised on pilings or have a tall foundation wall below the first floor. Even a “two-story” house can paint like a three-story one. Long exterior staircases and porch railings also add a lot of brush work that a square-foot figure doesn’t capture.
Siding material
Different surfaces take different amounts of prep, primer and paint. This Old House lists these 2026 ranges per square foot:
| Siding | Per sq ft |
|---|---|
| Wood | $1.70 to $3.60 |
| Aluminum | $2.10 to $4.20 |
| Stucco | $2.50 to $4.80 |
| Brick | $2.60 to $5.00 |
| Vinyl | $2.80 to $5.20 |
A few notes for local homes:
- Fiber cement (often called Hardie board) is common in newer Summerville neighborhoods. It holds paint well, but caulked joints and nail heads need attention before repainting.
- Vinyl can be painted, but the color matters. Dark paint absorbs heat and can warp vinyl panels. Sherwin-Williams advises staying no darker than the siding’s original color unless you use a paint formulated for vinyl, such as its VinylSafe colors. Some siding manufacturers also say painting affects the warranty, so check yours first.
- Brick and stucco soak up more paint and need the right primer. Painting brick is also hard to undo, so it deserves extra thought.
Prep work, which is most of the job
In the Lowcountry, prep is where the real cost lives, and it’s also what decides how long the paint lasts. Expect a good estimate to include some or all of these:
- Washing off mildew and algae. Our humidity grows it on north-facing walls and under trees. Paint over it and it comes right back through.
- Scraping and sanding loose or peeling paint.
- Wood repair. Rotted trim, fascia, window sills and porch boards are common here. A careful painter will point these out and price them separately.
- Caulking gaps at trim, windows and siding joints to keep water out.
- Spot priming bare wood and repairs.
A house that was repainted every few years with good prep can be fairly quick. A house with peeling paint, soft wood and heavy mildew can cost well above the averages. That isn’t padding; it’s the work that keeps the new paint from failing in two summers. If you’re seeing peeling, chalking or soft trim now, our post on the signs your Summerville home needs exterior repainting walks through what each one means.
Homes built before 1978
If your home was built before 1978, older layers may contain lead paint. Under the EPA’s Renovation, Repair and Painting (RRP) rule, a contractor disturbing more than 20 square feet of painted exterior surface on a pre-1978 home must be lead-safe certified and follow containment and cleanup rules. That adds time and cost, and it protects your family. Ask any contractor whether they are EPA Lead-Safe Certified. Our guide to lead paint in historic Charleston homes covers how to tell if it’s a concern.
Paint quality and number of coats
Premium exterior paint costs more per gallon, but on a typical house the paint is a small share of the total next to labor. Upgrading usually adds far less than people expect and can add years of life in our sun and salt air. Two coats are standard for a real color change or worn siding. For help choosing, see which exterior paint finishes hold up best in high humidity.
Trim, shutters, doors and extras
Body color is only part of the job. Trim, shutters, front doors, porch ceilings, railings, garage doors and fences are often priced as separate line items. A two-color house with dark shutters and a contrasting door takes noticeably longer than a single color with white trim.
Don’t forget your HOA
Many Summerville neighborhoods, including large communities like Nexton and Cane Bay, have an architectural review board that must approve exterior colors before work starts. Painting an unapproved color can lead to fines or an order to repaint. Get your colors approved in writing first. A good painter will plan the schedule around that approval. If you’re still choosing, our list of the exterior colors Lowcountry homeowners ask for most is a good starting point.
How to compare painting estimates
The lowest number is not always the cheapest job. When you have two or three quotes in hand, check each one for:
- Scope. Is it siding only, or siding, trim, doors, shutters and porch? Is anything listed as excluded?
- Prep. Does it name washing, scraping, wood repair, caulking and priming, or just say “prep”?
- Wood repair pricing. Is rotten wood included, priced per board, or left to a change order?
- Products. Does it name the paint brand and product line, and the number of coats?
- Measurement. Was the price based on floor area or actual wall area?
- Credentials. Is the company licensed and insured, and lead-safe certified if your home is pre-1978?
- Warranty. What does it cover, for how long, and is it in writing?
If one quote is far below the others, it usually means less prep, fewer coats or a cheaper product. Ask what’s different before you decide.
Ways to keep the cost down
- Paint in the right season. Spring and fall are the most comfortable times to paint here. Our post on the best time to paint a house exterior in Charleston explains why.
- Don’t wait too long. Repainting while the old paint is still sound costs much less than repainting after it peels and the wood underneath starts to rot.
- Keep the color family. Staying close to the current color often means fewer coats.
- Trim plants back from the siding before the crew arrives.
- Bundle small jobs. Adding a fence, deck or front door to the same visit is often cheaper than booking it separately later.
Frequently asked questions
How much does it cost to paint a 2,000-square-foot house exterior?
Published 2026 guides put it around $4,400 to $8,800 for a one-story home, and roughly $6,900 to $12,700 for two stories. Condition, siding type and prep needs decide where a specific house lands.
Is it cheaper to paint in winter?
Sometimes scheduling is easier in the off-season, but exterior paint needs the right temperatures and dry conditions to cure. In the Lowcountry, many winter days work, but cold nights and morning dew limit the hours a crew can paint.
How long does an exterior paint job last here?
It depends on prep, product and sun exposure. Coastal salt and humidity shorten paint life compared with drier climates. See how long exterior paint lasts in our coastal climate for details.
Does painting the exterior add value when selling?
A fresh exterior is one of the most visible updates a buyer sees. Our post on how painting helps sell your home covers what to prioritize.
How do I get an accurate price for my house?
Have a painter look at it in person. Online ranges can’t see your siding condition, wood rot, height or access, and those are what set the real price.
